Property Registration Process in Assam

Mutation Process in Assam

What is Mutation?

Mutation (or "Namjari" in Assam) is the process of transferring the land record entry from the seller's name to the buyer's name in the government revenue records. It is done at the Circle Office (Mandal) or the Deputy Commissioner's Office.

Why is it Important?

  • Updates tax liability to the new owner
  • Required for obtaining building permissions
  • Essential for bank loans against property
  • Prevents future ownership disputes

Process

  1. Submit mutation application at Circle Office with registered deed copy
  2. Pay mutation fees (nominal amount)
  3. Circle Officer issues public notice for objections (30 days)
  4. If no objections, mutation order is passed
  5. Jamabandi (land record) updated with new owner's name
  6. New land revenue receipt issued in buyer's name

Timeline: Mutation typically takes 30-90 days in Assam. Delays can occur due to objections or incomplete documentation.

NRI Property Rules
